Rehabbing and Redeveloping Properties

In this session, we teach the fundamentals of residential re-development, which most people refer to as rehabbing properties. We focus on analyzing and controlling construction costs by having a system in place when working with licensed and professional contractors.

Investors who rehabilitate properties can have an extremely positive impact on their cities and communities. Obviously, when investors re-develop properties the right way, it can generate tax revenue for the city as well as raise property values in the neighborhood in which they are working.

We believe the only way to combat and rehabilitate cities overrun with foreclosures and blighted properties is to properly educate investors to re-develop properties the right way. Investors need to understand they are creating jobs within the community and putting properties back on city tax rolls that generate revenue for the city. It is also important to continually educate other people within the community on the extremely positive impact private investment from investors can have.

More specifically, in this session we discuss:

- How to analyze which types of properties are good re-development opportunities.

- An introduction to the system we use to analyze and estimate construction costs on a property.

- How to find and work with licensed and insured contractors who already have established relationships with the city building department.

- The basics of the permitting process and why you must always work hand-in-hand with the city to get things done in a timely manner.

- What you need to do to protect yourself as an investor when you are working on projects that have risk.

- How to build a reputation with the city by doing quality construction.

- How to let the neighbors know what you are doing so they can refer potential buyers to you before you put the property on the market.
