In this presentation, we discuss how to find good, quality real estate deals in the local marketplace. More specifically, we touch on how to set up effective and consistent marketing campaigns to generate leads. We start this session by discussing exactly what is currently working for us in our own real estate business so investors get an inside look at how we find our best deals. We also discuss many of the marketing strategies that have worked well for us over the past decade.

- The MLS Offer System – how to find a great realtor, or realtors, in your area and farm deals right off the Multiple Listing Service.
- Direct Mail Marketing System – which campaigns we currently use to generate leads on properties people are looking to sell.

In this session, we teach the fundamentals of residential re-development, which most people refer to as rehabbing properties. We focus on analyzing and controlling construction costs by having a system in place when working with licensed and professional contractors.
Investors who rehabilitate properties can have an extremely positive impact on their cities and communities. Obviously, when investors re-develop properties the right way, it can generate tax revenue for the city as well as raise property values in the neighborhood in which they are working.
We believe the only way to combat and rehabilitate cities overrun with foreclosures and blighted properties is to properly educate investors to re-develop properties the right way. Investors need to understand they are creating jobs within the community and putting properties back on city tax rolls that generate revenue for the city. In this session, we discuss the benefits of working with realtors and how to find realtors who have a great understanding of the market. We also touch on the benefits of becoming a licensed realtor and the positive impact it can have on your investment business.
Raising Private Money to Finance Your Deals
In this session, we discuss the benefits to both the private money lenders and you, as the investor. The lender will earn interest on their investment and it will be backed by a mortgage or deed of trust against the property. As the investor, you will gain a competitive advantage because you won’t always have to rely on banks or your own funds to finance the properties you purchase. Students learn how you may get a lender to finance the purchase and construction costs on a property so you can get your deals financed even if your funding is very limited. We also discuss many of the do’s and don’ts of raising money and how to make sure you are compliant.

In this session, we focus on how you can leverage and gain access to capital for your business growth. More specifically, we discuss how to raise money and the different types of capital you may choose to borrow as your business grows.
Buying REO’s
In most markets right now, there is a surplus of REO properties for investors to purchase. In this session, we delve into the differences between buying properties from banks vs. private sellers.
We give investors an overview of the REO process and all of the players involved from the banks 5 themselves to asset managers, brokers and agents. This gives investors the ability to speak intelligently with REO agents and brokers. We also give you a glimpse of what our REO acquisition system looks like and how we approach this niche of the market.
Wholesaling
In this session we teach the basic elements of wholesaling properties. More specifically we discuss how to pre-screening and identifying high probability transactions. Additionally, we discuss how to find and work with cash buyers in your area and the reverse wholesaling process. This is a great way to reduce the risk to you as an investor if you build a buyers list of other investors in the area.
House Selling System
Investors can reduce their risk by having an effective system to sell properties in place. In this session, we discuss our system for selling homes quickly and efficiently.
We give investors tips and techniques for pricing your house correctly, staging the house and how to leverage the internet to create a lot of exposure for your property. We also discuss how to work with and find a great realtor who can help you get your property sold quickly.

In this session, we discuss the basics of performing short sales. We talk about the opportunity that exists for investors right now with the sheer number of property owners who are in the beginning stages of the pre-foreclosure process. We also discuss working with realtors who have listed short sales and how you can be of great benefit to them on certain types of properties.
Asset Protection & Tax Strategies
In this session, we discuss many of the risks investors face and the realities of today’s litigious society. We discuss some of the basics of why you should incorporate and how to maintain the integrity of your corporation. Additionally, we discuss some of the pros and cons of different types of corporations so you can be educated when you talk to and work with attorneys and tax professionals in your area. There are many tax benefits to certain types of corporations and when investors are educated, they can ask their legal and tax professionals the right questions.
Self Directed Retirement Accounts
In this session, we discuss the benefits of self directed retirement accounts and how you can buy real estate in these tax deferred or tax free vehicles. Most people have very limited knowledge about the benefits of utilizing this investment technique.
This type of account gives investors the ability to invest in something other than stocks, bonds and mutual funds. More specifically, we discuss this entire industry and what role a custodian plays in this process. Additionally, we cover the basics of how the process works if an investor chooses to buy real estate with one of their self directed retirement accounts.

In this session, we discuss the long-term benefits of buying and holding real estate. We go over which types of properties we target and how to identify what makes a deal a good long-term investment. Consequently, in this session, we discuss who needs to be part of your team and how to find these individuals in your local market. We also address, throughout the event, which roles these professionals play in the transactions themselves.
Goal Setting & Time Management
In any small business, setting goals and practicing time management techniques are two necessary elements for success. Annually, at a minimum, small business owners should meet to determine the business goals for the upcoming period. The business goals set should be specific, measurable, attainable, realistic and timely. Time management comes into play with the measurable and timely aspects of goal setting.
